A 10 Ha wine - and olives farm on Paarl Wine Route.
Situated in a sought-after wine production area outside Paarl, on the Paarl Wine Route. Tar road access from the entrance of the farm connects to the N1, Sonstraal Road and other main roads with an easy drive to: Cape Town 30 min., CT Int. Airport 25 min., Stellenbosch and Durbanville. Access to the property is therefore easy and convenient.
The acreage has been established to approximately 7 ha trellised vineyards (dry land) and consist of majority Cabernet Sauvignon, Chenin Blanc and Chardonnay as well as some 700 olive trees (2 cultivars – Mission and Manzanella) in full production.
The farm has a strong borehole and cement dam. A well-known wine cellar buys the total annual crop. The new owner could continue with this arrangement if he wants to. Olives are delivered to Mediterranean Olives on a year to year contract.
There is no building infrastructure, except for 3 damaged labourers’ units (electrically fenced off) The farm provides an opportunity to build yourself a dream house where the fantastic views stretch from different mountain ranges to Paarl Rock and the Huguenot tunnel. The Paarl Town Planning Scheme allows for a manor house and another unit for a manager (thus, 2 new houses) as well as 3-4 workers houses. It is also permitted to erect a guest house.
This small wine – and olive boutique farm is indeed for the professional who wants to create himself a superb lifestyle in a sought-after area of the Paarl Winelands and produce its own wine - and olive products.
The current owner is a VAT registered entity
The 2018 olive harvest was conservatively lower than previous harvests, due to the recent drought. The previous owner has now confirmed the amount of olive trees to be approximately 687. (Mission (677) and Manzanilla (10)
The ex-owner, who is still attending to the management of the farm (by agreement), confirmed the 2018 wine grape harvest as follows:
3.89 ha Cabernet Sauvignon - 35.94 tons. 92 ha Chenin Blanc - 4.81 tons (will qualify in 2019 - 35 years - to certify wine as “old vine vineyard”)
2 ha Chardonnay - 3.84 tons. Three phase electric current is available at the transformer.
The ex – owner has re-affirmed that the current borehole is dynamic and stable over many years. If no buy-out , I would like to maintain some shareholding in the farm as I envisage that one could erect new facilities and upgrade the quality of the vines and produce wine (and olives) under one’s own label(s)
